Services

1. Bankruptcy Inspections – These are inspections in which the owner has filed bankruptcy. We do not make contact with the occupant, but we may/ could contact a neighbor to ascertain if the property is occupied or vacant. We won’t discuss any other information with the neighbor(s). We won’t leave a call back card with anyone at the property, and if the property is confirmed vacant, then we will perform a complete exterior inspection – unless otherwise stated on the form or in the guidelines. We’ll make sure to follow all the instructions set forth in the guidelines for each mortgage company.

3. Drive By/ No Contact – We will not make contact with the homeowner, but we may contact a neighbor to confirm occupancy or vacancy. We will make sure not to discuss any information with the neighbor, neither will we leave a call back card with anyone at the property – unless stated otherwise on the form or by the mortgage company. We’ll be sure to follow all instructions set for on the inspection form or guidelines.

4. Insurance Loss Draft – These are sent out after a disaster (hurricanes, flooding, tornados, earthquakes, fire, water, weather, etc) to check on the repair status and damage at the property. We will make sure to go to the property, after making an appointment with the homeowner, to list all damages and causes of damage, repairs done, and to provide photos supporting all damages and repair. If needed, we will obtain a signature from the mortgager, indicating that he/she is satisfied (or not) before the insurance company can release the check. We will always read our inspection forms for information on what to do at each property, and to each homeowner with respect when entering their homes.

5. Interview – These can be known as delinquent interviews or borrower interview inspections. As inspectors, we will attempt to make direct contact with the occupant and obtain the occupant’s name and phone number, since the mortgage company is attempting to determine why the payment is in default. We’ll be sure to follow the instructions on the inspection. If we cannot make direct contact, we will use the “T” approach, meaning that we will confirm occupancy with the neighbors on either side and across the street – unless otherwise stated on the form or in guidelines. We’ll leave a call back card with the mortgagor/ borrower only.

6. Verify Occupancy – This type of inspection is a direct visual observation of a property to determine the property’s condition and state of occupancy. Contact is allowed, but it’s not required to verify the occupancy status or get the occupant’s name. We may contact the neighbor(s) to determine occupancy, but we won’t divulge any information to the neighbor about the homeowner, and will avoid any confrontation. We won’t leave a call back card at the property, unless otherwise stated on the inspection form or in the guidelines.

7. Walk Thru – Per the instructions of the mortgage company, we will inspect the interior of the property and the exterior of the property to determine the condition of it. We’ll note all new and pre-existing damage and the damage’s location. If we aren’t able to gain entry to the property, we’ll detail why our keys won’t work in the inspection comment section. We’ll follow the instructions on the form and in the guidelines.
